Agent Feedback About YOUR Home When we speak with sellers, the first thing we stess is that we don't "List and Leave". We take our responsiblity as your agent seriously - you will not wonder what's going on. In fact, you'll often get the comments we get verbatum. The examples below are from homes listed for sale in Roswell, Marietta, Canton, Woodstock and East Cobb. This info is in additon to the weekly Realtor.com updates, market updates, and 30/60/90 day reviews. ___________________________________________________________________________ I am sending this to both of you because an agent showed both of your homes on Sun. Below you will find a copy of what she e-mailed to me: "Our Buyer's are XXX's daughter YYY and son-in-law EEE. They are relocating from South Dakota. He took a new job here with Comcast in the Galleria area. They were here for two days only this weekend to find a home. We ended up putting a contract on the new listing at 000 Woodbridge Lane for $259,900. It just went on the market Friday. It is the Savannah plan on a basement with a lot of upgrades, including granite c-tops, stainless appliances, hardwood floors, frisee carpet, upgrade tile in the Master Bedroom, a bedroom/office up with hardwood floors, stained trim in the Family Room, upgraded light fixtures, a fenced backyard, flagstone patio under the deck, professionally landscaped backyard, irrigation system and plantation shutters. We estimated about $15,000 in upgrades plus the full daylight basement. It was very attractive for the price. The lot backs up to corps property. Your listings showed very nicely and your Sellers were so nice and cordial. We didn't have appointments because we didn't pull their listings up before we got to Bridgemill. While driving around we saw the yard signs. Both homes looked so nice that YYY and EEE wanted to consider them. After seeing how much more home they could get with the house they bought for a small difference in price, they went for it even though they didn't want to go over $250K. I hope that helps." I just spoke to an agent from XXX who showed your house on the 3rd. Unfortunately, her client felt she needed to update a bit and does not want to do ANY updating. The only houses she has been attracted to are houses that have been completely updated and they are out of her price range. I do think she will have an issue! The agent, on the other hand, thought your house was FABULOUS. She said it is the best house she has shown her so far. As far as what the house had to offer… space, lot, updates…. It is a fantastic house. She felt that even if cosmetic things needed to be done, they are minor and can be done with a minimal amount of money (I agree!) Hopefully after they look around some they will come back. The clients are looking for that school district and there is just not much out there. Hang in there…. Your home has had 7 showings since Friday. There are possibly more since some have not popped up on my computer yet. There are several agents I have been able to get in contact with. The house has received very good reviews as far as how it shows etc. The most favorable comment thus far has been with the backyard and kitchen. One agent thought it might be priced a bit high, but the other 2 agents did not say that. I am going to go back in when the painting is completely finished to re-take some pictures and post them on the internet. Also, look for a copy of your MLS listing and your Realtor.com feedback. I will be sending those right after this e-mail. I am still trying some of the other agents that have shown your home. Some just do not return phone calls. Hi again…. I just spoke to XXX…. She took a lady through yesterday around 4:00. They thought the house was great, but the driveway is a no-go. The client has triplets that are 3 years old and thinks she will come unglued with them on it. She realizes the driveway is not horribly steep, but she said she would have a hard time keeping track of her kids on it. Anyway, feedback from the agent herself was that it was a lovely home and she wanted to thank you for being so accommodating. I received some feedback this morning from an agent who took some clients through your home yesterday. His clients have moved from the Northeast, so a big thing that they wanted was a brick home. They loved the floor plan and the space, but feel they can do a little better over in Brookstone and a few other neighborhoods price-wise. They also felt that the surrounding houses did not look as appealing as yours did…. were not kept up quite as well. |
