How We Operate
Your satisfaction is our primary concern. We will ensure that you are not unnecessarily bothered during our closing preparation. We'll work close with the closing coordinator and all agents and keep everyone advised as needed. We want to build a life long relationship with you. To insure a great lasting impression, Wilson and Mills has put procedures in place to identify problems in advance of the closing.
1. Titles (and surveys if requested) are ordered upon receipt.
2. Titles and Surveys are reviewed by Title Attorneys upon receipt.
3. The title attorney immediately seeks resolution of any title or survey problem.
4. We request fax copies of insurance and termite reports be sent to
us for review prior to closing.
5. Preliminary HUD-1s are prepared prior to closing and sent to all
parties.
6. executed sales contract. When executing the contracts, make an
extra copy to bring to closing.
7. Surveys. Most lenders no longer require a survey. If your Purchaser wants a survey, make certain that you let the Closing Attorney know well in advance of the closing date.

We recognize that the loan officers and real estate agents that refer us business require that their transactions close smoothly and close on time. Wilson and Mills goes the extra mile to make certain that all
transactions close smoothly and close on time.
TECHNOLOGY
We recognize that in order to serve you best we must invest in cutting
edge technology.
All computers in our offices are linked to a terminal server allowing all files to be accessed from any computer in our office. We have invested in cutting edge settlement systems.
All files are imaged after closing and electronic copies can be viewed and printed by authorized users from any computer in our office.
FINISHING THE JOB
We recognize that a long-term relationship between the loan officers
and real estate agents and their clients requires that we complete our
job after closing. We recognize that our job does not end until all documents are recorded, all documents are disbursed to the lender and all liens and loans paid off at closing are released of record.
File disbursement begins as soon as the loan closes.
All documents are checked for proper execution.
Prior to being sent to record, each recorded document is reviewed by a Title Attorney.
Payoffs are sent via overnight courier.
Upon receipt from the recording office, recorded documents are promptly copied and returned to the proper parties.
Prior to closing any file, all satisfactions must be received. If satisfactions are not returned, a search of the courthouse is performed and files are closed out.
