Why Didn't Your Home Sell? It's my experience that homes fail to sell for one or a combination of the following reasons: If your home has already expired and you plan to relist, then you have a critical decision to make. If your home continues to languish for the above reasons and develops a stigma...you are not going to be happy with the ultimate outcome. We routinely have sellers call us after having a bad experience the first time through. I may not tell you what you want to hear, but I will show and tell you what you need to hear (REASONABLE EXPECTATIONS). If the goal is to sell your home for the highest price in as short a time as possible, then consider what I have presented here. The metro Atlanta market strongly favors buyers at this time. That's even a relative term - many buyers are getting pounded by lenders and underwriters, just trying to get through the mortgage process is difficult. That said, homes are selling and yours can too. The very first thing you need to understand is that this is a joint effort. The best agent can't sell a home that's not kept up, isn't ready to show with short notice or has sellers that don't acknowledge current data. Sellers with a gorgeous well kept home that are motivated to sell have to have an agent skilled in presenting that home. They need an agent to push their home onto the buyer's radar and SELL IT - not LIST IT. I'm seeing agents in this market not SELLING a home. It does no good for it to simply be listed in the MLS at a price that sounds right - not in this market...and this market is with us at least through Spring of 2009.
