Accountability and service are the foundation of any successful business, both have become scare in the current agent community; they are principles one and two here. Inherent in these two things is communication – clients will not be ignored and contact at most anytime is not an issue. This is a business with little time off and clients will find it easy to maintain contact via email, text or cell whenever needed.

Once an exclusive client level relationship is established, the process of finding the right home begins in earnest. The major steps include:

  • A comprehensive "Q & A" session to determine the characteristics of the home, time frame, special requirements, price point and more.
  • Establishing the auto email system that sends listings directly from the MLS. Homes meeting the criteria are emailed to clients as soon as they hit the MLS – just as fast as seen by other agents.

  • Research on every listing you identify as desirable; checking comps, square footage, listing history, area trends, and more – and you’ll see it all. The objective here is to weed out the homes that are not worth chasing for any number of reasons.
  • Once a home is targeted, a level of research unmatched by other agents will begin before any offer is written. This same research will be used to support the client’s position throughout the negotiation. This data will be used to both educated the client and influence the situation in their favor.   • The analytical data combined with expert negotiation skills results in one of two things; an opportunity that the client seizes or recognition that a deal was not obtainable. Clients will stipulate how aggressive the negotiations are based upon their level of interest; the agents will never lose a home for a client.
  • Contracts will be written by an associate broker with significant experience and current education. Buyer clients will have every protection put in place that is possible and the client’s best interest will always be maintained. Throughout the process and in the event of changes, the client will also be positioned to have the most control best possible opportunity to influence the outcome.
  • Throughout the process, clients will be recommend to the best affiliates for mortgages, inspections, surveys, legal issues, termites, and more. These are not intended to be anything more than a proven option; clients are always encouraged to compare and research every part of the real estate transaction.
  • Transaction coordination is standard. We have a full time agent who is responsible for ensuring that clients understand every step of the process. The objective is to minimize the amount of administrative time required by the client and to maintain the “one point of contact” idea throughout the contract to close period.

This is not a part time business and clients in this market deserve the most experienced and best skilled agents available. The ramifications for not using the best, especially as a buyer, can be significant.
